1. Service Description
PropCashflow.my is a free property information portal for Malaysia. It provides educational calculators, guides and articles, and a free downloadable research sample from saved asking listings using Malaysian-buyer Islamic financing assumptions. The sample shows modeled balances before excluded costs, not verified profitable properties, current availability or foreigner eligibility. There is no paid product and no payment is required to use the Service.
2. Free Sample and Newsletter
You may request a free property sample and subscribe to our newsletter by providing your email address. We use that email only to deliver the requested sample and, if you opt in, to send property investment insights. You can unsubscribe at any time using the link in any email. See our Privacy Policy for details on how we handle your email.
3. Acceptable Use
The Service and its content are provided for your personal, non-commercial research use. You may not:
- Reproduce our data or content in bulk for commercial purposes.
- Redistribute or resell our content as your own.
- Use automated tools to extract, scrape, or redistribute the data at scale.
We reserve the right to restrict access for abuse of these terms.
4. Data Accuracy and Disclaimer
The research sample was generated on 30 August 2026 from saved asking listings collected February to August 2026. Asking medians are not completed transactions or achieved rents. Its financing rates and operating provisions are modeling assumptions, not prevailing quotations or verified actual charges. Assessment, quit rent, insurance and other unlisted costs are excluded. The April screening's inventory and profitability proof claims have been withdrawn. While we make reasonable efforts to ensure accuracy:
- The data is provided "as is" without warranty of any kind, express or implied.
- We do not guarantee the accuracy, completeness, or timeliness of any data.
- Property prices, rental yields, financing rates, and tax rules change frequently. Always verify independently before making investment decisions.
- This is not financial, legal, or tax advice. Consult qualified professionals before making investment decisions.
5. Limitation of Liability
To the maximum extent permitted by law, PropCashflow.my and its operators shall not be liable for any direct, indirect, incidental, consequential, or special damages arising from your use of or reliance on the Service or its content, including but not limited to investment losses, lost profits, or data inaccuracies.
6. Intellectual Property
All content, data compilations, analysis methodologies, and design elements of PropCashflow.my are the intellectual property of the Service operators. Use of the Service does not transfer any intellectual property rights.
7. Privacy
We collect only the information necessary to run the Service and deliver the free sample and newsletter you request (your email address). We do not sell your personal information. See our Privacy Policy for details.
8. Changes to Terms
We may update these Terms at any time. Continued use of the Service after changes constitutes acceptance. Material changes will be noted by updating the "Last updated" date above.
9. Governing Law
