Rent Covering Financing Is Only One Check
A rental asking price above a financing instalment does not establish positive cashflow after ownership costs. It also does not establish that a tenant will pay that asking price, or that the sale and rental listings describe comparable properties.
Separate three questions: what rent the particular unit could achieve, what your written Islamic financing quotation requires, and what other costs you must pay. A regional median cannot answer these questions for you.
Match the Property Configuration
Compare evidence for the same development and property type. Check bedrooms, floor area, furnishing, condition and tenancy basis. A room rental, short-stay advertisement and whole-unit monthly tenancy are not interchangeable. Duplicate advertisements from agents do not represent independent properties or completed transactions.
Record dates and verify availability with the relevant parties. Asking medians can describe the saved advertisements; they do not prove achieved rents, occupancy or sale values. The former state rankings did not resolve these limitations.
Use Your Own Islamic Financing Quotation
The previous comparison assumed 90% financing, a 4% annual profit rate and a 35-year tenure. These are modeling assumptions, not a current offer, an eligibility decision or a guarantee of fixed payments. Obtain a written Islamic financing quotation and confirm the principal, effective profit rate, tenure and any repricing terms.

Add Ownership Costs Separately
A financing-only comparison omits maintenance, sinking fund, assessment, quit rent, insurance, vacancy, agent charges, repairs and tax. Some charges are upfront or occasional rather than monthly. Keep these categories separate before spreading costs over any chosen period.
Use the ownership-cost guide as a checklist, not evidence that a particular sample includes every expense. Replace assumptions with management statements, quotations and advice relevant to your tax position.
For a Singapore-based buyer, confirm legal eligibility independently and distinguish nationality from tax residency. Model property income and expenses in MYR first, then consider actual conversion and remittance costs. Currency conversion alone does not turn a negative MYR property balance into a positive one.
What the Current Sample Does and Does Not Show
The free sample was generated on 30 August 2026 from saved February to August 2026 asking listings. It excludes either single-agent flag and selects the first ten eligible records in source order. It is not a current statewide search, a ranking or a promise of regular refreshes.
Its Malaysian-buyer Islamic financing model includes instalment, maintenance including sinking fund, vacancy, agent provision and rental tax. Assessment, quit rent, insurance and other unlisted costs are excluded. Modeled balances are not verified profits, current availability or a foreigner-eligible shortlist.
