Forest City Property: An Ownership-Cost Due-Diligence Checklist

A cost checklist should expose missing inputs, not make a generic property look like a verified investment result. The former Forest City typical-unit budget, multi-year loss and appreciation break-even projections, and purported mainland Johor winners have been removed.

Start with the exact unit

Record the actual asking price, unit configuration, floor area, condition and furnishing. Obtain like-for-like rental evidence for the same sub-project. Asking listings do not establish achieved rent, signed contracts or occupancy. A particular comparable count is not a universal test of reliability.

Separate acquisition costs

Budget the deposit, transfer duty, financing-document duty, legal fees, valuation, state consent and any other applicable transaction costs using current legal guidance and quotations. Do not count a transfer fee twice under different labels. Do not treat an upfront payment as a recurring monthly rental loss.

Check the ownership-cost lines

An educational twelve-cost checklist does not make any single model complete. In particular, negative cashflow after a full financing instalment does not automatically mean zero chargeable rental income.

Compare Forest City and mainland candidates fairly

Use the same definitions, evidence dates and buyer assumptions for each unit. Do not infer stronger signed-contract evidence from the number of advertisements. A lower asking price or mainland address does not itself establish positive cashflow.

Before an offer

Ask for actual JMB or MC documents, inspect condition, obtain financing terms and verify title/consent restrictions. Recalculate with lower rent, longer vacancy and adverse costs. Keep the uncertain inputs visible rather than turning them into a buy recommendation.

How does transfer stamp duty affect the budget?

It is an upfront acquisition cost, separate from recurring monthly cashflow. Model any recovery or amortization separately and label the holding-period assumption.
